Singapore Property Trend 2026 (Updated in April 2026)

HDB resale prices have moved up consistently since 2023, but 2025 could mark the beginning of a flatter phase.

What we are seeing now looks less like a reversal, and more like a natural cooling after an extended rise — with affordability pressure building and more upgraders choosing to wait before making their next move.

For existing owners, this could still be an attractive selling window. The softer volume seen in early Q3 may not be a true signal yet, as early-quarter activity is often lighter.

The condo market has remained relatively firm, but with clearer shifts in momentum across the past 24 months.

Prices pushed higher into late 2025, even as transaction volume moved unevenly. That combination often points to a market where demand still exists, but buyers are becoming more deliberate and value-conscious.

For sellers, this can still be a constructive window — but stronger outcomes are likely to favour homes that are well-priced and well-presented.

The landed market has remained firm over the past 24 months, with prices trending upward in a more pronounced way from late 2024 onward.

By late 2025, average PSF had moved to a noticeably higher level, even though transaction volume stayed relatively modest. That combination often reflects the nature of landed homes — fewer transactions, but stronger price resilience when demand meets limited supply.

For sellers, this remains a constructive environment, particularly for homes that are positioned well within their segment.
