*The instalment on the loan drawn so far, spread over your chosen tenure — it steps up each time a milestone is certified and more of the loan is released, reaching its full amount after CSC. You do not service the full loan from day one. Some construction-period packages charge interest only on the amount drawn, which would be lower; confirm your package.

Questions

What is the Progressive Payment Scheme?

It's the standard way you pay for a new-launch property that's still being built. Instead of paying the full price at once, you pay in stages as construction reaches each milestone — from booking, through foundation and framework, to TOP and CSC. The milestone percentages are set by the Housing Developers Rules.

When do the payments start, and how are they timed?

You pay 5% in cash to book, then 15% on signing the Sale & Purchase Agreement within about 8 weeks. The remaining stages are triggered as the developer certifies each construction milestone, and each payment is due within 14 days of their notice. The timing follows build progress, not fixed dates.

Do I pay the full mortgage from day one?

No. Your bank releases the loan in tranches as milestones are certified, so your monthly instalment starts small and steps up as more of the loan is drawn — that's exactly what the ramp table above shows. Some construction-period packages charge interest only on the amount drawn, which is lower still; confirm your package.
