Common questions about these tools
What's the difference between BSD and ABSD?
Buyer's Stamp Duty (BSD) is paid by every buyer on any property purchase, tiered by price. Additional Buyer's Stamp Duty (ABSD) is an extra tax that depends on your residency and how many residential properties you already own — for a Singapore Citizen's second residential property it's currently 20%. Married couples upgrading may qualify for ABSD remission if they sell their first home within 6 months. Rates are set by IRAS.
How do I work out my HDB sale proceeds?
Take your selling price, then set aside your outstanding loan, your CPF refund (principal plus accrued interest), and selling costs such as agent and legal fees. What's left is your estimated cash proceeds — which is exactly what the calculator above does for you.
Is CPF accrued interest a penalty when I sell?
No. The CPF you used for your flat, plus the interest it would have earned, is returned to your own CPF account when you sell. It's your retirement money being restored to you — not a fee or a loss. It only feels like a deduction because it moves back into CPF rather than into cash. You can see the rules on the CPF Board site.
