How affordability is worked out
| TDSR | All monthly debts, including the new mortgage, must stay within 55% of gross monthly income. Applies to every property loan. |

| MSR | The mortgage alone must stay within 30% of gross income. Applies only to HDB flats and ECs — the lower of TDSR and MSR is binding. |
| Stress rate | The maximum loan is sized at a 4% medium-term interest rate floor, not your actual rate, so you can still service it if rates rise. |
| Tenure | Up to 35 years (private) or 30 years (HDB/EC). Tenures past age 65 or beyond the cap reduce the loan-to-value limit. |
| LTV | A first housing loan is capped at 75% of price or value. The price shown assumes you fund the remaining 25% in cash and CPF. |

Questions
What's the difference between TDSR and MSR?
TDSR caps all your monthly debt repayments — including the new mortgage — at 55% of gross monthly income, and applies to every property loan. MSR caps just the mortgage at 30% of gross income, and applies only to HDB flats and ECs bought from a developer. For HDB and EC, both are checked and the lower allowance is binding.
Why does this use 4% and not my actual interest rate?
MAS requires banks to stress-test affordability using a medium-term interest rate floor — currently 4% per annum for residential property, or your actual rate if higher. So even if your real mortgage rate is lower, the maximum loan is worked out at 4% to make sure you can still service it if rates rise.
Is this the amount a bank will definitely lend me?
No — it's an estimate. Your actual loan depends on the bank's assessment of your income (variable income takes a 30% haircut), age, credit record, loan tenure, and LTV limits. Treat this as a planning figure and confirm with a banker or mortgage broker.
