Questions

What's the difference between BSD and ABSD?

Buyer's Stamp Duty (BSD) is paid by every buyer on any residential purchase, tiered by price. Additional Buyer's Stamp Duty (ABSD) is an extra tax that depends on your residency and how many residential properties you already own. Both are charged on the higher of the purchase price or market value.

Can I get my ABSD back when I upgrade?

A married couple with at least one Singapore Citizen buying a second residential property pays ABSD upfront, but may claim a refund if they sell their first home within the qualifying period and meet all IRAS conditions. It's a refund, not a waiver at purchase — so plan the cash flow for paying it first.
